If you plan on selling your home and it has been on the market for a while you should consider sprucing up its appeal. With home prices increasing in a limited buyers market you need to do everything reasonably possible in selling your home. Most of the sprucing up can be DIY home improvement projects. The key to increasing your home's value and then selling your home quickly is to set it apart from other homes in the area. You need to give your home more features and make it more appealing than the other homes you are competing with.

Some of the sprucing up projects may not be cheap but the return may be far greater than the cost. Here are some ideas for DIY home improvement projects to make your home more attractive to a buyer.

 

Exterior:

1.    Freshen up the landscape by planting new shrubs, mulching the flower gardens.

2.     Keep the lawn mowed.

3.     Clean up any debris that may be lying around the yard.

4.    If the lawn has bare spots patch them up.

5.    Place fresh flowers in garden areas, flower pots, and window boxes.

6.    Paint the house to give a fresh new look.

It isn’t necessary to hire a professional landscaper or house painter to do these projects but it

is necessary to present a pleasant and curb side appearance. They are all DIY projects.

Interior:

1.    Update the bathroom. During the last twenty years there have been a lot of modern designs and updates introduced to bathrooms and buyers are looking for them. Don't overdue it but new cabinets, flooring, sinks and showers are almost a must if you expect to get top dollar for your home. Whirlpool bath tubs and electric towel dryers are becoming standard bathroom equipment in newer homes, so consider doing the same to your bathrooms.

2.    Kitchen remodeling is tricky because you can easily spend a lot of money updating a kitchen only to have the kitchen not meet someone else's taste or expectations. Try to stick with neutral and light colors in the kitchen. Modern appliances that stay with the home will always garner more interest. Consider spending the extra money on stainless steel appliances which are very popular. The old padded refrigerator must go.

3.    Floors are often overlooked in home remodeling but there are a lot of new affordable and durable flooring options that can change the look of your home as much as a fresh coat of paint. Replace worn vinyl flooring with new vinyl or tile. Worn or shabby carpeting should be replaced.

4.    Adding additional rooms to a home is always a great way to increase buyer interest and your home's value because of the added space and increased utility of the home.  If your home is just like all the other homes for sale in your neighborhood but your home has an extra bedroom or entertainment area then your home will obviously be more appealing.

You should not go overboard and improve your home right out of your price range. Only consider improving your home within about 10% of your home's selling price. So if your home is worth about $300,000 then you might want to consider spending no more than $30,000 on DIY home improvements. If you spend more than that then you may not be able to recoup your expenditure when you sell your home.

Banks, mortgage companies, and lending companies offer various home improvement loans and financing options to consider. These types of loans are becoming popular and competitive as more and more people realize that they need to freshen up their home in order to sell it. Home sales are a very competitive market. For you to be successful you must have a competitive house that is completive, one that stands out a little more than the competition.
