How to Maintain Metal Roofs

Metal Roof Maintenance

 

Introduction:

Like all roofing metal roofs require periodic maintenance. Metal roofs are commonly found in places where there is extreme constant rain. Metal roofing is durable roofing because of the materials that it is made from. But as durable as they are they still require proper maintenance. Listed below are some homeowner tips on how to maintain metal roofs.

·       Look for loose nails that secure the roofing. Because of the weather the sheet metal can be displaced causing roof leaks. When the nails are displaced they either work their way out or lean to the side. Frequently this is accompanied by a accumulation of rust which can easily be translated to the metal roof. Remove any loose nails and replace them.

·       Look for holes in the roofing panels, rust spots and any other signs of metal deterioration. If any small holes are found fill them with caulking material. If a rust spot is found work it out by scrubbing off the rust with a wire brush or steel wool. Prime the surface with metal primer and coat the roof with paint that is similar to the rest of the roof.

·       Seal any visible leaks using urethane roof cement. It will also help protect the roof from damaging ultraviolet rays. Apply a smooth and thick layer on the affected area using a putty knife.  Keep in mind that any leaks can cause damage inside the house.  

Your metal roofing should be inspected once a year, preferably in the spring after the winter weather has taken its toll. Any loose nails or screws should be removed and replaced with new nails. Do not use the old nails as they are probably rusty and will continue to erode. Fill any holes with a roof patching caulking compound and repaint the affected area.

If you maintain your metal roof it will last for decades without giving you grief. If you ignore it, it will deteriorate quite quickly once it has started.
